Tile subject site is zon~j B-3. 2. Ordinance 427.45(25) Skating, Dance Hall>> Miniature Golf, Private Clubs, Ice Arena re(uires ten parking spaces pius one (1) additional spac~ for each two hundred 200) square feet of floor area devoted to the princ'ipal lJse. The subject site would require 62 parking spaces. The site has 31 parking spaces. 3. 427.04(108) states that a varianc~ shall be granted to a specific parcel of property because of undue t~rdship due to circWlstanCp.s peculiar and unique upon such parcel, 4. The size of the parking ~paces are 9 x 16. The parking situation has been a problemir. this area for a number of years. The subject structure was or~ginany constructed as a roller skating rink by the owner of the adjacent bo\o!iing alley. As part of the oppraval it was stated 1 that the owner of the bowling alley would have to provide additional parking should a demand over and above what was being provided be act!..lally needed. However', sometime after this the subject bui ldillg was s€par'ated off from the bowling alley parcel and sold to a different owner. In recent years. the struc- I tUT'e has been used as office space by ~1innesot>'\ M~npower. This use was fairly compatible with the dred as the'l, major' parking demand was during the day~ with the bowling alley heing ~t ~!ght. Also it came closer to meeting the ordinance a as an office use would only require 40 SpaC€i. The applicant has stated that they have been unable to fi1d 3 new office use tenant as the builci;~; and its location are unsuited for such d use. 1.
