RESOLUTION NO: R02-54
RESOLUTION MAKING FINDINGS OF FACT AND
APPROVING OF A PRELIMINARY/FINAL PLAT FOR MARKETPLACE LOFTS
WHEREAS, all application for a preliminary/final plat SUBD02-1 has been made by The Cornerstone
Group;
WHEREAS, the procedural history of the application is as follows:
1. That an application for a preliminary/final plat was made by The Cornerstone Group on
May 8, 2002;
2. That the Hopkins Zoning and Planning Commission, pursuant to mailed and published
notice, held a public hearing on the application and reviewed such application on May 28,
2002: all persons present were given an opportunity to be heaI"d;
3. That the wlitten comments and analysis of City staff were considered; and
4. A legal description of the subject property is as follows:
Lots 1-6, Lot 46 and Lot 7, except the southerly 2 feet of said Lot 7, Block 3, West
Minneapolis, according to the recorded plat thereof, Hennepin County, Minnesota.
NOW, THEREFORE, BE IT RESOLVED that the application for a preliminaI"y/final plat
SUBD02-1 is hereby approved based on the following Findings of Fact:
1. That the preliminary/final plat meets the subdivision requirements.
BE IT FURTHER RESOLVED that application for a preliminary/final plat SUBD02-1 is hereby
approved subject to the following conditions:
1. That the park dedication fees are paid when the building pennit is issued,
2. That the ApplicaIlt satisfies all conditions and requirements for and obtains final approval
for the conditional use pennit.
3. That the final plat indicates all utility COmpaI1Y's easements.
4. That the final plat indicates all the easements required by the City.
