RESOLUTION MAKING FINDINGS OF FACT AND
APPROVING A CONDITIONAL USE PERMIT TO CONSTRUCT A CLUBHOUSE
FOR OAKRIDGE COUNTRY CLUB
WHEREAS, an application for Conditional Use Permit CUP04-6 has been made by
Oakridge Country Club;
WHEREAS, the procedural history of the application is as follows:
I. That an application for a conditional use permit was made by Oakridge
County Club on May 28, 2004;
2. That the Hopkins Zoning and Planning Commission, pursuant to mailed and
published notice, held a public hearing on the application and reviewed
such application on June 29, 2004: all persons present were given an
opportunity to be heard;
3. That the written comments and analysis of City staff were considered; and
4. A legal description of the subject property is as follows:
Parcell:
Tract C Registered Land Survey No. 708, Files of Registrar of
Titles, County of Hennepin, State of Minnesota.
Parcel 2:
The south 20 feet of the west 380 feet of the east 660 feet of the
Northwest Quarter of the Southeast Quarter of Section 13, Township
117, Range 22, Hennepin County, Minnesota.
Parcel 3:
That part of the Southeast Quarter of the Northwest Quarter of
Section 13, Township 117 North, Range 22 west of the Principal
Meridian, described as follows: Beginning at the Southwest comer
of the Southeast Quarter of the NOlihwest Quarter of said Section
13; thence north along the west line of said tract 30 feet; thence east
parallel with the south of said Southeast Quarter of the Northwest
Quarter a distance of 283.05 feet; thence southeasterly in a straight
line to point in the south line of the Southeast Quarter of the
Northwest Quarter of said Section 13, distant 275 feet west of
southeast comer of said tract; thence west along the south line of
said tract to the point of beginning, which lies east line running
north as a right angle from the south line of said Southeast Quarter
of the Northwest Quarter passing through the southwest comer of
Lot 7 Block 6, Bellgrove, Hennepin County, Minnesota.
Parcel 4:
That part of the west half of the Southwest Quarter of Section 13,
Township 117, Range 22, which formerly constituted Lots 3, 4, and
5, Souba's Subdivision, Hennepin County, Minnesota, now vacated
except that part of said lots embraced within the Plat of West Oaks.
Parcel 5:
The easterly 900 feet of that part of the west half of the Southwest
Quarter of Section 13, Township 117, Range 22, which formerly
constituted Lot 6, Soba's Subdivision, Hennepin County, Minnesota,
now vacated.
Parcel 6:
The north 100 feet of that part of the west half of the Northeast
Quarter of Section 24, Township, 117 North, Range 22 west of the
5th Principal Meridian described as follows, to-wit: Beginning at the
northeast comer of the Northwest Quarter of the Northeast Quarter,
Section 24, Township 117, Range 22, thence south 1066.9 feet,
thence west 486.87 thence north parallel with east line of the
Northwest Quarter of the Northeast Quarter, 1066.9 feet to the north
line of Section 24, Township 117, Range 22, thence east 486.87 feet
to place of beginning, Hennepin County, Minnesota.
Parcel 7:
All that part of the west half of the Northeast Quarter of Section 24,
Township 117, Range 22 west of the 5th Principal Meridian
described as follows, to-wit:
Commencing at a point on the north line of said Northeast Quarter,
524.5 feet east of the northwest comer thereof; thence south parallel
with the west line of the said Northeast Quarter, 545 feet, more or
less, to the northerly line of State Highway Number 7, thence
easterly along the northerly line of said State Highway to its
intersection with a line drawn parallel to and distant 486.87 feet,
measured at right angles from the east line of the west half of said
Northeast Quarter thence north along said parallel line to the north
line of said Northeast Quarter, thence west along the north line of
said Northeast Quarter 307.88 feet to the place of beginning,
Hennepin County, Minnesota.

Meridian, described as follows: Beginning at the Southwest comer
of the Southeast Quarter of the Northwest Quarter of said Section
13; thence north along the west line of said tract 30 feet; thence east
parallel with the south line of said Southeast Quarter of the
Northwest Quarter a distance of 283.05 feet; thence southeasterly in
a straight line to a point to the south line of the Southeast Quarter of
the Northwest Quarter of said Section 13 distant 275 feet west of the
Southeast comer of said tract; thence west along the south line of
said tract to the point of beginning, except that part which lies east
of a line running north at a right angle from the south line of said
Southeast Quarter of the Northwest Quarter passing through the

Southeast Quarter of Section 13, Township 117, North Range 22,
west of the 5th Principal Meridian, Hennepin County, Minnesota.
Parcel 11 :
That part of the Southwest Quarter of the Southwest Quarter of
Section Thirteen (13), Township One Hundred Seventeen (117),
Range Twenty-two (22), corresponding to the easterly 400 feet of
Lot Seven (7), Souba's Subdivision now vacated, Hennepin County,
Minnesota.
NOW, THEREFORE, BE IT RESOLVED that the application for CUP04-6 is
hereby approved based on the following Findings of Fact:
1. That the development meets the requirements for a conditional use
permit.

BE IT FURTHER RESOLVED that application for CUP04-6 is hereby approved
based on the following conditions:
1. That the Watershed District approves the proposed
development.
2. That the Public Works Department approves the final plans.
