WORKSESSION
April 12,1994
A Council woricsession was held on April 12,1994 in the Raspberry Room at Hopkins
City Hall.
In attendance was Mayor Redeper~ning, and Councilmembera, Hesch, Itritzler, Ma~cw~ell
and Anderson. aso in attendance were staff members, Mielke, Kerrigan, Harnnening,
and Steinman.. Sid Inman of Publicorp, aging as oonsultsnt, was also in attendance.
Mayor Redepenning called the meeting fio order at 7 p.m.
1. INTERVIEWS WITH DEVELOPERS FOR THE SUBURBAN CHEVROLET SITE
The first company to be interviewed was Mark Senn of the Marcus Corporation.
The Markus Corporation suggested a oornpnehensive fiMO phase project
developmenrt which inducted a first phase developmenrt of a motile theater arx!
restaurant and a seoorrd phase of and office complex and driva~thru bank
facility
The recd 'on was from Baton pr~eserrting for Baton were
Sfieve Embnetson, Randy Zejdlik, and a representative froim the architectural firm
a~f Lindberg Plenoe. Baton Corporation was neoomrr~ending a pr~ojec~ a~f
condominiums similar to the project by Baton just south a~f the Suburban Chev
site. They also suggssfied 7,000 square fleet of retail along Mainstreet.
The third proposal was by a ChaziNLaSalle Group. Presenting for this
development team were aan Chazin, Jon Balser and wlliam Braemar. Th
Chazin/LaSalle Group is recommending a movie theater/restaurant.
The final presentation was by the Beard Group. Presenting for the Beard Group
was Bill Beard and Paul Gamps. The Beard Group was reoornR~ending a movie
theaterh~estaurant use for the site.
After each presenrtation, the Council had an opportunity to ask questions. Each
presentation and question period lasted 30 minutes.
At the c~orrdusion of the four preserrtations, the Counal had a discussion about
the types of project that they were irrterested and indicated that the movie
theater/restaurant was the pnefemed alternative. They also then discussed
whether or rat they wished to pane the list of three developers with that type o-f
project to two. air discussion of the pros and Dons Of each development
proposal, the Council unanimously decided to continue discussions with the

indicated that they would have fiollo~-yip meetings with both groups and r port
back to the Counal. The meeting was adjourned at 10 p.m.
