05-29-1962 A regular meeting of the Zoning and Planning Commission of the City of Hoplcins, Minnesota
was held on Tuesday, May 29, 1962 at 7: 00 P.M. in the Council Chambers of the City Hall.
Present were Chairma.n Weglitner, Mayor Milbert, Councilman Else and Members Gustafson,
Sunday, Coolidge, Jr. , and Stannard, the City Manager, Brubacher, the City Engineer, Strojan,
the City Building Inspector, Blomquist and the Resident Planner, Hawlcs.
Mr. Stannard moved and Mr. Coolidge Jr, seconded the motion that recommendation be made to
�- the City Council to approve the application to use an existing dwellin� in a Single-Residence
District as a two family dwelling, and for the issuance of a special use permit thereof; the
dwelling site in question is located at 105 Minnetonka Mills Road; the application made by
Mr. Dean Noland. The motion carried.
Mr. Stannard moved and Mr. Coolidge Jr, seconded the motion that recommendation be made to
the City Council to approve the application to construct a proposed building in certain
Industrial District and for the issuance of a special use permits therefore, the proposed
Uuilding to be located at the Northeast corner of Monk Avenue and Excelsior Avenue East on
Lots 75 and 76, Auditors Subdivision ��239, located in the Industrial zone. The application
for the proposed building made by Egekvist Bakeries. The motion carried.
Mr. Coolidge, Jr, moved and Mr. Sundby seconded the motion that recommendation be made to
the City Council to approve the application to construct a proposed fence in certain Double-
Residence District: viz: North 4 Lot 20, Block l, Stevens Oakwood Park or 241 Van Bur�n Avenue.
The application ma.de by Mrs. Charles Nash. The motion carried.
Mr. Sundby moved and Mr. Gustafson seconded the motion that recommendation be made to the
City Council to approve the application to construct a proposed fence in certain Single-
Residence District; viz: Lot 1, Block 4, Campbell�s 3rd Addition, or 232 Madison Circle.
The application made by Mr. James Turner. The motion carried.

Mr. Sundby moved and NIr. Gustafson seconded the motion that recommendation be made to the
City Council to approve the application to construct a proposed addition to a dwelling in
certain Dauble-Residence District with a variance of six feet instead of the required eight
feet; viz: Lot 46, Auditor's Sub-Division ��230 or 416 Murphy Avenue. The application made
by Mr. LeRoy Herman. The motion carried.
Mr. Coolidge, Jr. moved and Mr. Sundby seconded the motion that recommendation be made to
the City Council to approve the application of a plat; to sub-divide Lots 13 and 14, Block 2,
Stevens Oakwood Park subject to the City Council's approval of the vacation of the street
and providing Mr. Oscar Turngren of 4043 Auburn Drive submit a certified petition requesting
the above stated street vacation; the application made by Mr. Oscar Turngren. The motion
carried.
Mr. Gustafson moved and Mr. Stannard seconded the motion that recommendation Ue made to the
City Council to deny the application for a building permit to construct a garage with a
variance requirement on the Nor'theast corner of 18th and Excelsior Avenues. The application
was made by Mr. Gilbert L. T�aeed. The application was denied for the following two reasons:
1. The area is 15,240 sq. ft, and the ordinance permits a 40% coverage, or 6,096 sq.
ft. The building as proposed has 7 ,000 sq, ft.

2. Each lot shall have a front yard of 30` , the site plan indicates a front yard of 3' .
The motion carried.
Mr. Coolidge, Jr, moved and Mr. Stannard seconded the motion that recommendation be made to
the City Council to amend Ordinance ��131, the Zoning Ordinance, as per the suggestions
Mr. Jim Hawks, the Resident Planner, will submit. The motion carried.
