Gentlemen:
I am the owner of Lot 93, Auditor�s Subdivision Number 239,
Hennepin County, r�innesota, except the Easterly 200 feet thereof.
This propert�T has its Southerly boundary line on St. Louis Street
and has its �Testerly boundarj• line along Tyler Avenue and it is
bounded on the North by what is known as the Gun Club property.
� For a distance of 300 feet Northerly from St. Lo�zis Street this
praperty is now zoned commercial and the rest of the property is
zoned residential. The entire tract consists mostly of gravel and in
my opinion is not suited to any other development than com.mercial.
The City of Hopkins has its water pumping station located imrr:ediately
to the East and there is already a commercial establisYunent located
on part of what used to be the old farm which lies immediatel� to the
North of the City property.
I have an opportunity to sell tnis entire tract for coramercial
purposes which are inoffensive and which will be of distinct benefit to
the City. However, for the purpose of such sale, the entire tract
must be zoned commercial.
You �,y consider t his letter as a petition to the above respective
bodies to rezone that portion of said property ncw zoned residential,
to commercial.

Gentlemen:
In reference to our attached petition for
annexation, we wish to have an understanding in regards to
proper zoning of these properties when annexation becomes
eff ective.
The City of Hopkins Zonin� Ordinance No. 8
states that "any land which may be added to the city in
the future shall be placed in the residential district until
special action of the City Council as hereinafter nrovided
ehall definitely assign sach land to another district" .
The petition is submitted on the condition that
we be aseured before annexation proceedings are started
the Zoning Commission and the City Couneil are agreeable
to zonin� the 17th Avenue site commercial and tne site
south of the Fairgrounds be zoned industrial.
