This propert�T has its Southerly boundary line on St. Louis Street and has its �Testerly boundarj• line along Tyler Avenue and it is bounded on the North by what is known as the Gun Club property. � For a distance of 300 feet Northerly from St. Lo�zis Street this praperty is now zoned commercial and the rest of the property is zoned residential. The entire tract consists mostly of gravel and in my opinion is not suited to any other development than com.mercial. The City of Hopkins has its water pumping station located imrr:ediately to the East and there is already a commercial establisYunent located on part of what used to be the old farm which lies immediatel� to the North of the City property. I have an opportunity to sell tnis entire tract for coramercial purposes which are inoffensive and which will be of distinct benefit to the City. However, for the purpose of such sale, the entire tract must be zoned commercial.
