03-29-1951 � A me�ting of the Zoming Commission of the City of Hopkins,�iinnesota, was held at the City Hall at 8 o�clock P.bS. on 2hursday, �darch 29, 1951, �dembers presen.t were: Chaa.rm�an La,rson� B�embers Kokesh and Blomquist, Absent: Justus and Parks. Also present were City Manager Congdon and City F�gineer Iaska, and City Attorney 1Yhi.tney. The purpose of the raeeti.ng was to discuss and clarify the zoning ordinance as to the setba.ck on front and side yards in the commercial area. The interpretation was that the way the lots faced would determine which would be the front yard of same• A letter by Attorney Joseph C. Henry Pokorny who is the owner among other properties, of Lots 28 and 29, Block 2, West N:inneapolis which as you know, is located on the Northeast intersection of Seventh Avenue South and Second Street. Along the Northerly boundary lines of these lots there is ncw � built a plumbing shop and warehouse. Nr. Pokorny seeks to erect an addition to this business structure running in a Northerly-Southerly direction on Lot 29. It is our understanding that under the present zoning ordinance he is compelled to stay 10 feet away from his lot lines. He has no ob�ection to observing this set-back line in so f ar as Seventh Avenue South is concerned, but if he is compelled to observe this set-back line also with reference to Second Street South, he cannot erect the kind of building necessary for his business since the space therein would be too small. As you undoubtedly know on the South side of Second Street South all the way from Fifth Avenue to Ninth Avenue there is nothing but railway right of way land and I have no doubt but what such land will remain uni.mproved as it is at present. The original intention of the zoning ordinance with reFerence to the 10 foot set-back line was to provide for a possible future wideninr of various commercial streets. In so far as Second Street South is concerned such widening can of course be accomplished easily by proceeding into the right of way lands and therefore it see�ns to us that there is no valid reason for the insistence uFon a 10 foot set-back line along Second Street South between Fifth and Ninth Avenues. � You may therefore interpret this letter as a petition to your body � -2- Arthur W.
