Cha rman of o ' Co.ssion ral Johnson : - " June 18, 1951 — Zoning and Planning Commiesion, City Hall, Hopkins, Minnesota. Gentlemen: I want to build an 18 x 22 foot, eingle car garage on the north eide of lot at alley lenel with doors opening on the alley standing ten feet from the alley line. Our lot is 50 feet by 125 feet. It is three feet above alley level and there is a distance of sixty feet from rear of house to alley line. According to Mr. Frank Laskas interpretation of part of ordinance number 8 pertaining to garages, it s;ecifys any arage opening on to a street, avenue or roacl must be fifteen feet from property line adacent to road, straet or avenue. If it were the intent of the zoning commiaaion to include allays in thie ordinance I would like to requbst permission to put my garage ten feet from alley line instead of fifteen feet for the f ollowing reasons: 1. This looation nould give me a diatance of trenty eight feet from house to garage ae comrared with twenty threa feet in accord- ance with this ordinance. This ie the part that ia obectionable to me. 2. I ould have a parking area between garage and alley of 10 x 22 feet. This would be ample room to keep my car off of alley hen not in garae. 3. This placement of ga.rage ould take up lese apace of the yard - namely 32 a 22 feet. Placing the garage parallel to the alley would take a0 x 50 feet. Thus I am eaving 3G0 equre feet which I am now using for garden space. I would have raore dirt to re- move to put tha garage level rvith the alley. 4. This would also save expense of a retaining -.. wall which would be necessary on my south side line because the lot south of ine is 3 feet higher than my lot. Thus a six foot retaining wall twenty feet long would be neceseary to provide proper driveway if the arage were placed parallel to the alley. 5. The lot to the north is alley level. This garage, already built, is on the eouth side of lot four feet from property line and - 2 - aihtaen feet from alley line with doors opening to Fifteen Avenue. If Z could place my garage ^ as raquested - ten feet from alley line - I ould have unobstructed vision in both directione of the alley. Youre truly, K. E.
