07-11-1972 A special meeting of the Hopkins Zoning and Planning Commission was held on
Tuesday, July 11, 1972, at 7:30 P.M. , in the Council Chambers of the City Hall.

Present were Chairman Lohmann, members Malerich, Miller, Shirley/and Slaton.
. Also present were City Manager Novak, City Engineer Strojan, Zoning Administrator
Kohnen and City Planner Hawks.
Case No. 72-17 Hearing on an application by Mr. Lowell Jensen to consider granting
a variance to Section 269.08 (2) of the Zoning Ordinance to allow
a garage to be built 17 feet high in an R-2 District on the following
described property:
Lot 23, Block 36, West Minneapolis Center also known as 105 Van Buren
Avenue South.
Action: Dr. Malerich moved and Mr. Knickerbocker seconded a motion to
recommend approval to the Council of the Variance to Ordinance 269.08
(2) . Motion carried.
Case No. 72-16 Hearing on an application by Mr. James Ault for a variance to the
side yard requirements of ten feet in the R-1 District to one foot in
the side yard requirement at the rear of his garage addition to two
feet at the front of the addition. Said project to be constructed on
the following described property:
Lot 3, Block 1, Campbells Addition also known as 353 Althea Lane.
--� Action: Mr. Knickerbocker moved and Mr. Shirley seconded a motion to
recommend denial to the Council of the variance to Ordinance 269.33,
Subd. 4 (3) . Motion carried. Mr. Lohmann abstained from voting
because of past interest in the property.
Item: Temporary apartment rental signs.
Action: Dr. Slaton moved and T4r. Knickerbocker seconded a motion to have a
hearing on this proposed ordinance amendment on August 29, 1972.
Add the following amendment 269.50 Subd. 1 (K)
(a) sign of 250 square feet to be erected on the site of a
residential project having 30 units or more until 75% of the
project is leased or sold or one year which ever occurs first and
then such sign shall be removed.
(b) off-site directional signs not in excess of 25 square feet
conforming to name plate message maybe temporarily located on
private property abutting arterial streets during the effective
period of a residential project sign.
Motion carried.
-�-� Case No. 72-08 Re-hearing on a request for re-zoning of the G. F. Lohmann property
on Cambridge Street continued from June 27, 1972.
Dr. Slaton took over as chairman for this case.
Action: Mr. Knickerbocker made a motion recommending the zoning change with
the following conditions : (1) No right turn from site onto Division
Street. (2) No left turn from site onto Cambridge Street. (3) Widen
Cambridge Street from east property line of site to Monk Avenue.
Dr. Slaton seconded the motion but it did not carry.
Action: Mr. Knickerbocker made a motion to send this case to the July 18, 1972
Council meeting from Zoning and Planning Commission with no
recommendation. Mr. Miller seconded the motion. Motion carried.
Item: School Annex Property.
Mr. Novak explained the property lines. Our Recreation Department
uses a baseball diamond on south part of school property. Sixteenth
Avenue is not a dedicated street on West side of property.
Mr. Hawks explained how to obtain the property and physical condition
� of the building.
Action: Mr. Shirley made a motion that the City Council contact the school
board about obtaining the southern part of the school property for
recreational purposes and have the status of 15th and 16th Avenues
adjoining this property clarified. Dr. Malerich seconded the motion.
Motion carried.
Zoning and Planning Minutes of July 11, 1972, continued.
Mr. Shirley moved and Dr. Malerich seconded a motion that the meeting be adjourned.
Motion carried.
