PURPOSE: To review and recommend action on a request to exceed the building
coverage.
BACKGROUND:
Name of Applicant: James Marvy
Address of Property: 37-41 12th Avenue North
Present Zoning: R-4
Nature of Request: Variance to Exceed maximum building coverage
Reason for Request: To construct an addition for storage
This variance request is in conjunction with the request for a Conditional
Use Permit to construct a 835 square foot addition at this site.
427.30 gives a maximum building coverage of 30% for an R-4 District. The
�— lot with the proposed building will have a building coverage of 43%. The
existing building coverage is 36%.
The applicant has contacted the surrounding neighbors.
ANALYSIS: The applicant has stated that adherence to the maximum building coverage
would adversely affect the design and usefulness of the proposed addition.
Since this addition will be used for storage, the sites' use will not be
intensified.
RECOMMENDATIOtd:
I recommend approval of the variance with the following Findings of Fact:
1. A unique circumstance is present due to different elevations and
roof lines of the existing buildings.
2. The negative impact of the variance will be minimized due to the
use of the addition.
Conditions :
. l. The addition is to be used only for storage.
2. That the variance granted shall be 13% greater than the standard
building coverage of 30%.

HENNEPIN COUNTY, MINNESOTA
RESOLUTION MAKING FINDINGS OF FACT AND APPROVING
APPLICATION FOR VARIANCE VN86-9
WHEREAS, a� application for a Variance entitled VN86-9 has been made by
James Marvy, 37�41 - 12th Avenue North to construct an addition which exceeds
the maxirnum building coverage.
WHEREAS, the procedural history of the application is as follows :
1. That an application for Variance VN86-9 was filed with the City of
Hopkins on July 3, 1986.
2. That the Hopkins Planning Corrmission reviewed such application on
July 29, 1986.
3. That the Hopkins Planning Commission, pursuant to published and
mailed notices, held a public hearing on July 29, 1986; all persons
present at the hearing were given an opportunity to be heard.
4. That the written comments and analysis of the City Staff and the
Planning Commission were considered.
NOW THEREFORE BE IT RESOLVED, that the Hopkins City Council makes the
� following Findings of Fact in respect to VN86-9:
l. That a unique circumstance is present due to different elevations
and roof lines of the existing buildings.
2. That the negative impact of the variance will be minimized due to
the use of the addition.
BE IT FURTHER RESOLVED, that application for Variance VN86-9 is hereby
