NOTE: The purpose of a variance is to provide relief to a property owner when
the strict enforecment of the Zoning Ordinance would cause an undue hard-
shjp to the property owner or deny reasonable use of the property.
Hardshi� to the applicant is the crucial test. Variances will be granted
only in unusual situations which were not foreseen when the Zoning Ordin-
ance was adopted. Economic situations are seldom unique and are rarely

Request: Variance for minimum lot width
STAFF FINDINGS & COP4MENTS: Anderson
1. Applicant is requesting a variance for minimum lot width. This request is in
conjunction with the request for the Conditional Use Permit to construct an
office building at 630 llth Avenue South. The subject site is zoned 1-1.
2. Ordinance 427.38 requires a minimum lot width of 150 feet. The subject site
has a minimum lot width of 100 feet.
3. The subject site meets the minimum lot area of 10,000 feet and the minimum
lot depth of 125 feet.
4. Ordinance 427.23(3) states that variances shall be issued in cases where strict
enforcement of the zoning ordinance would cause undue hardship because of circum-
stances unique to the subject property. Applicant has stated that the lots are
� only 100 feet.

RESOLUTION M�IKING FIIJDINGS OF FACT AC1D APPROVING APPLICATION
FUR VARIANCE VN-85-54
WHEREAS, an application for a Variance entitled VC�T-85-
54 has been made by Dale Egberg, 630 - llth Avenue South, to
construct an office building at less than the minimum lot
width.
WHEREAS, the procedural history of the application is
as follows :
1, That an application for Variance VDI-85-54 was filed
with the City of Hopkins on October 11 , 1985 .
2 . That the Hopkins Planning Commission reviewed such
application on October 29 , 1985 .

3 . That the Hopkins Planning Commission, pursuant to
mailed notices, held a public hearing on October 29 , 1985 ;
all persons present at the hearing were given an opportunity
to be heard.
4. That the written comments and analysis of the City
Staff and the Planning Commission were considered .
NOW THEREFORE BE IT RESOLVED, that the Hopkins City
Council makes the following Findings of Fact in respect to
VN-85-54 :
1. That the site will consist of two platted 1ots .
2. Variance is mitigated by the site exceeding the
minimum square footage required by Ordinance .
3 . That the site is constrained by the shape of the
lots, which creates a hardship.
