Applicant is requesting a parking variance of 7 spaces. The location is the present site of the Kokesh Athletic Warehouse. The subject site is zoned B-3. 2. Ordinance 427.45 requires 27 parking spaces. The site currently has 13 spaces. 3. The applicant is proposing to move its administrative offices from Opus to the subject site. Remodeling is proposed extensively in the interior with only slight remodeling on the exterior. A Conditional Use Permit would probably be required for those improvements. No design plan has been presented to staff. The current uses in the building are garment lettering section, an engraving section and the warehouse. The current building has 19,120 square feet, 3000 will be used for office space and the rest left for the warehouse and the gar- ment lettering section, the engraving section will be removed. � 4. The applicant presently has 9 employees at this site and propose to have 20 employees with the consolidation. 5. The applicant is proposing to lease 14,805 square feet on the south from the Railroad Authority to use for additional parking. Access to this property will be from 17th Avenue North �.- ,f � �- i�/— / , RESOLUTION N0. 85- 3225 � CITY OF HOPKINS HENNEPIN COUPdTY, MINNESOTA RESOLUTION MAKING FINDINGS OF FACT AND APPROVING APPLICATION FOR VARIANCE VN-85-52 WHEREAS, an application for a Variance entitled VN-85-52 has been made by Kokesh Athletic Warehouse, 350 17th Avenue North, for less than the minimum required parking spaces. WHEREAS, the procedural history of the application is as follows: l. That an application for Variance VN-85-52 was filed with the City of Hopkins on October 9, 1985. 2. That the Hopkins Planning Commission reviewed such application on October 29, 1985. 3. That the Hopkins Planning Commission, pursuant to mailed notices , held a public hearing on October 29, 1985; all persons present at the hearing were given an opportunity to be heard. 4. That the written comments and analysis of the City Staff and the Planning Corimission were considered. NOW THEREFORE BE IT RESOLVED, that the Hopkins City Council makes the �.. following Findings of Fact in respect to VN-85-52: 1. That the required parking requirements will be met by leasing an additional site from the Railroad Authority. 2. That the applicant v�ill be employing additional personnel at this site. BE IT FURTHER RESOLVED, that application for Variance VN-85-52 is hereby approved subject to the following condition: 1.
