RESOLUTION MAKING FINDINGS OF FACT AND RECOl��1ENDING
APPROVAL OF A WAIVER OF PLAT AT 316 VAN BUREN
WHEREAS, an application for a waiver of plat, WVR97-1, has been made to the City of
Hopkins; and
WHEREAS, the procedural history of the application is as follows:
l. That an application for a waiver of plat WVR97-1 was made by Norma Jean Fuentes on
Apri125, 1997;
2. That the Hopkins Planning Commission, pursuant to mailed notice, held a meeting on the
application and reviewed such application on May 27, 1997: all persons present were
given an opportunity to be heard;
3. That the written comments and analysis of the City staff were considered.

4. Legal descriptions of the new properties are as follows:
North Parcel
That part of Lot 7 lying East of the West 145.5 feet thereof, Block 2, Stevens Oakwood Park,
Hennepin County, Minnesota.
Which lies North of the following described line:
Commencing at the northeast corner of said Lot 7; thence on an assumed bearing of South 00
degrees 12 minutes 06 seconds West along the East line of said Lot 7 a distance of 58.00 feet to
the point of beginning of the line to be described; thence North 79 degrees 02 minutes 52 seconds
West a distance of 148.22 feet to the East line of the West 145.5 feet of said Lot 7 and there
terminating.
South Parcel
That part of Lot 7 lying East of the West 145.5 feet thereof, Block 2, Stevens Oakwood park,
Hennepin County, Minnesota.
Which lies South of the following described line:
Commencing at the northeast corner of said Lot 7; thence on an assumed bearing of South 00

NOW, THEREFORE, BE IT RESOLVED that Waiver of Plat WVR97-1 is hereby recommended
for approval, based on the following Findings of Fact:
1. That the waiver of plat meets the requirements of the subdivision ordinance.
2. That the new lots meet the zoning requirements.
BE IT FURTHER RESOLVED that application for Waiver of Plat WVR97-1 is hereby
recommended for approval based on the following conditions:
1. That the waiver of plat is filed with the Hennepin County Recorder.
