RESOLUTION NO: RZ93-26
RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING
APPROVAL OF A WAIVER OF PLAT AT 234 - 18TH AVENUE NORTH
WHEREAS, an application for a waiver of plat, WVR93-1, made by
Phil Hines to allow him to construct a single family home on the
northerly lot and a twin home on the two southerly lots.
WHEREAS, the procedural history of the application is as follows:
1. That an application for a waiver of plat WVR93-1 was filed
with the City of Hopkins on November 15, 1993 .
2 . That the Hopkins Planning Commission, pursuant to mailed
notices, held a meeting on the application and reviewed such
application on November 30, 1993 : all persons present were
given an opportunity to be heard.
3 . That the written comments and analysis of the City staff and
the Planning Commission were considered.

NOW THEREFORE, BE IT RESOLVED that the application for waiver of
plat WVR93-1 is hereby recommended for approval based on the following
Findings of Fact:
1. That the proposed lots meet the requirements of the
R-1-A zoning district.
BE IT FURTHER RESOLVED, that application for WVR93-1 is
hereby recommended for approval based on the following
conditions:
1. That Parcel A & B are combined as one tax parcel until the
applicant applies for a building permit for those parcels.
2 . That the existing home is razed before the certificate
of occupancy is granted for the single family home.
3 . Applicant obtain any required permits to extend water
and sewer into the lots.
