RESOLUTION MAKING FINDINGS OF FACT AND APPROVING
APPLICATION FOR SUBDIVISION APPROVAL
WHEREAS, an application for Subdivision Approval entitled SUBD85-1 has
been made by Richard Neslund for Centurion Company at the northeast corner
of Edgemoor Drive and State Highway No. 7.
WHEREAS, the procedural history of the application is as follows:
1. That an application for Subdivision Approval entitled SBUD85-1
was filed with the City of Hopkins on November 8, 1985.
2. That the Hopkins Planning Commission reviewed such application
on December 30, 1985.
3. That the Hopkins Planning Commission, pursuant to published and
mailed notices, held a public hearing on December 30, 1985; all
persons present at the hearing were given an opportunity to be
heard.
4. That the written comments and analysis of the City Staff and the

Planning Commission were considered.
NOW THEREFORE BE IT RESOLVED, that the Hopkins City Council makes the
following Findings of Fact in respect to SUBD85-1:
1. That the subdivision will form two conforming lots.
2. That single family dwellings may be built on each lot.
3. That the proposed subdivision conforms to all requirements of
the City' s zoning and subdivision ordinances.
BE IT FURTHER RESOLVED, that application for Subdivision Approval SUBD85-1
is hereby approved subject to the following conditions:
1. That access to the lots be from Edgemoor Drive.
2. That all easements as shown on the plat be recorded as permanent
easements.
3. That a break-away fence be erected at property line between Amhurst
and northern most lot.
� 4. No access to either driveway from the emergency firelane nor shall
the driveway intersect with the emergency firelane.
5. No access from Amhurst to these two lots except for emergency access.
6. No access from these two lots to Amhurst except for emergency access.
Adopted this 15th day of July, 1986.

The Zoning and Planning Commission of the City of Hopkins will hold
a hearing on Monday, December 30 , 1985, at 7:30 p.m. , in the Council
Chambers of the City Hall to consider an application by Richard Neslund,
for Centurion Company for Subdivision Approval at the northeast corner of
Edgemoor Drive and State Highway No. 7. The legal description is as
' follows:
That part of Tract 'A' , Registered Land Survey No. 885, Files of
, Registrar of Titles, County of Hennepin, embraced within the North-
west Quarter of Section 19, Township 117, Range 21, lying Westerly
and Northerly of the following described line: Beginning at the
Northeast corner of the plat Lohman' s Amhurst (said point being on
� the most easterly line of said plat and on the North line of West
36th Street as shown therein) ; thence run Southeasterly alonq a
curve concave to the Southwest having a radius of 1753.86 feet (delta
� — angle 12 degrees 58 minutes O1 seconds, chord bearing South 20
degrees 51 minutes 33 seconds East) for a distance of 396.92 feet;
thence South 4 degrees 18 minutes 38 seconds East for a distance
of 186.73 feet; thence deflect right along a tangential curve having
a radius of 884.93 feet; (delta angle 44 degrees 39 minutes 57 seconds) �
for a distance of 689.86 feet; thence tangent to said curve for a
distance of 276.92 feet; thence deflect left along a tangential curve
having a radius of 510.74 feet (delta angle 51 degrees 26 minutes 09
seconds) for a distance of 458.50 feet; thence tangent to said curve
for a distance of 6.23 feet; thence deflect along a tangential curve
to the right having a radius of 75.0 feet (delta angle 89 degrees
47 minutes O1 seconds) for a distance of 117.53 feet; thence run
Westerly to a point in the West line of said Tract 'A' distant 258.32
feet South of the South line of the Southwest Quarter of Section 18,
Township 117, Range 21 (said West line having a bearing of North 0
degrees 42 minutes West) and there terminating.
