Staff recommends the following motion: Move to approve Resolution RZ92-12 recommendin a roval of a waiver of lat at 105 16th Avenue North. overview. This waiver of the plat involves three lots. 105 16th Avenue consists of two 50 foot lots and 113 16th Avenue is one 50 foot lot. One of the 50 foot lots at 105 16th Avenue is vacant and in the middle of the two lots with homes. � The applicant is proposing to divide the vacant middle lot and join each half with the abutting properties, which are the properties with the homes. The middle lot is a 50 foot lot. 25 feet will be added to each of the abutting lots. The two new lots will have a � width of 75 feet. WHEREAS, the procedural history of the application is as follows: 1. That an application for a waiver of plat WVR 92-2 was filed with the City of Hopkins on May 27, 1992 . 2. That the Hopkins Planning Commission reviewed such application on June 30, 1992 . 3 . That the Hopkins Planning Commission, pursuant to mailed notice, held a hearing on June 30, 1992 : all persons present at the hearing were given an opportunity to be heard. 4 . That the written comments and analysis of the City Staff and the Planning Commission were considered. .--� NOW THEREFORE BE IT RESOLVED, that application for WVR 92-2 is hereby recommended for approval based on the following Findings of Fact: l. That the proposed lots meet the minimum requirements for a lot in the R-1-A zoning district. BE IT FURTHER RESOLVED, that application for WVR 92-2 is hereby recommended for approval based on the following Conditions: 1. That the Hennepin County Recorder accepts the waiver of plat. WHEREAS, the procedural history of the application is as follows: 1. That an application for a waiver of plat WVR 92-2 was filed with the City of Hopkins on May 27, 1992. 2 . That the Hopkins Planning Commission reviewed such application on June 30, 1992 . 3 . That the Hopkins Planning Commission, pursuant to mailed notice, held a hearing on June 30, 1992 : all persons present at the hearing were given an opportunity to be heard. 4. That the written comments and analysis of the City � Staff and the Planning Commission were considered. � NOW THEREFORE BE IT RESOLVED, that application for WVR 92-2 is hereby approved based on the following Findings of Fact: 1. That the proposed lots meet the minimum requirements for a lot in the R-1-A zoning district. BE IT FURTHER RESOLVED, that application for WVR 92-2 is hereby approved based on the following Conditions: 1. That the Hennepin County Recorder accepts the waiver of plat. NOW THEREFORE, it is hereby resolved by the City Council of the City of Hopkins that said premises as below described are divided as hereinabove set forth without further platting or other formal subdivision requirements.
