Staff recommends the following motion: Move to approve Resolution� RZ92-13 recommendinq abproval of a waiver of plat at 244 17th Avenue North Overview. 244 17th Avenue North was originally platted as three lots. The existing home is constructed on lot 1 and part of lot 2. There is 65 feet of vacant land to the south of the existing home. The applicant is proposing to divide lot 2 and combine it with lot 3 to make another lot. The subject property is zoned R-1-A. The vacant- lot could have a single or two family home constructed on it. It has been the policy of the City that if the request is for a simple lot split, a waiver of the plat is considered ,� rather than going through a full subdivision procedure. Tesarek is recommended for approval. WHEREAS, the procedural history of the application is as follows: 1. That an application for a waiver of plat WVR g2-1 was filed with the City of Hopkins on May 27, lgg2 , 2 . That the Hopkins Planning Commission reviewed such application on June 30, 1992 . 3 . That the Hopkins Planning Commission, pursuant to mailed notice, held a hearing on June 30, 1992 : all persons present at the hearing were given an opportunity to be heard. 4 . That the written comments and analysis of the City Staff and the Planning Commission were considered. NOW THEREFORE BE IT RESOLVED, that application for WVR 92-1 is hereby � recommended for approval based on the following Findings of Fact: 1. That the proposed lots meet the minimum requirements for a lot in the R-1-A Zoning District. BE IT FURTHER RESOLVED, that application for WVR 92-1 is hereby recommended for approval based on the following Conditions: 1. That the Hennepin County Recorder accepts the waiver of plat. NOW THEREFORE, it is hereby resolved by the City Council of the City of Hopkins that said premises as below described are divided as hereinabove set forth without further platting or other formal subdivision requirements.
