HENNEPIN COUNTY , MINNESOTA
RESOLUTION MAKING FINDINGS OF FACT AND APPROVING
APPLICATZON FOR WAIVER OF PLAT WVR86-4
WHEREAS, an application for Waiver of Plat
entitled WVR86-4 has been made by L . E . Johnson , 100
Farmdale Road , to add approximately 3??7 square feet to the
property at 100 Farmdale Road .
WHEREAS , the procedural history of the application
is as follows :
1 . That an application for Waiver of Plat was
filed with the City of Hopkins on October 4 , 1986 .
2. That the Hopkins Planning Commission reviewed
such application on October 28 , 1986 .
3 • That the Hopkins Planning Commission , pursuant
to mailed notices , held a public hearing on
October 28 , 1986; all persons present at the
^ hearing were given an opportunity to be heard .
4 . That the written comments and analysis of the
City Staff and the Planning Commission were
considered .
NOW THEREFORE BE IT RESOLVED � that the Hopkins
City Council makes the following Findings of Fact in respect
to WVR86-4
1 . That the lots meet the minimum lot area
requirements .
2. That the Waiver of Plat r+ill not affect the
minimum setback requirements .
BE IT FURTHER RESOLVED , that application for
Waiver of Plat WVR86-4 is hereby approved subject to the
following conditions :
1 . that the Waiver be accepted by the Hennepin
County Recorder .

WAIVER OF PLAT - 100 FARMDALE ROAD
PURPOSE: The purpose of this report is to review and
recommend action on a Waiver of Plat at 100 Farmdale
Road .
BACKGROUND: See report to Zoning and Planning
Commission . The applicant appeared before the
Commission . They brought a letter from the ad�aceat
neighbor stating that there was no ob ,jection to the
waiver. The applicant stated that they are intending
to build an addition to their home on the additional
property acquired .
The Commission approved the Waiver of Plat unanimously
� with the following Findings of Fact and Conditions:
1 . That the lots meet the minimum lot area
requirements .
2. That the Waiver Plat will not affect the
minimum setback requirements .
Condition:
1 . That the Waiver be accepted by the
Hennepin County Recorder .

WAIVER OF PLAT REQUEST- 100 FARMDALE ROAD
PLANNING COMMISSION
REPORT N0: WVR86-4 October 15 , 1986
PURPOSE : The purpose of this report is to review and
recommend action on a Waiver of the Plat at 100
Farmdale Road and 357 Althea Lane .
BACKGROUND :
Name of Applicant : L .E . Johnson
Address of Property: 100 Farmdale Road .
Present Zoning : R-1 -C.
Nature of Request : To add approximately
3327 sq . ft . to 100 Farmdale Road .
Reason for Request : To inerease the size
^ of the lot at 100 Farmdale Road .
The applicant is proposing to acquire a portion of the
property to the west consisting of approximately 3327
square feet . After the split , the property on Althea
Lane will consist of 15 , 180 square feet and the
applicants lot will consist of 14 , 102 square feet . The
minimum lot area for an R-1 -C lot is 12 , 000 square
feet . The new lots created will not affect the minimum
setback requirements .
ANALYSIS: Both lots with the division will contain the
minimum area required for the R-1 -C District . The
setbacks remain at the minimum requirements . The
applicant may, in the future , be able to build to the
west with the addition of this property.
RECOMMENDATION: I recommend approval of the Waiver of
Plat . The following are suggested Findings of Fact
should the Commission recommend approval :
1 . That the lots meet the minimum
lot area requirements .
2. That the Waiver Plat will not
affect the minimum setback
