PRELIMINARY/FINAL PLAT - THERMOTECH
Proposed Action,
Staff recommends the following motion: Move to adopt Resolution 05-50, approving a
preliminary/final plat for Thermotech,
At the Zoning and Planning meeting, Mr. Aarness moved and Ms. Halverson seconded a
motion to adopt Resolution RZ05-13, recommending approval of a preliminary/final plat for
Thermotech, The motion was approved unanimously,
Overview,
Thermotech has two buildings on the property at 1202 and 1302 Fifth Street South, They are
proposing to divide the parcel into two lots, After the division each building will be on its
own lot. The reason for the division is that Thermotech is planning on selling the building at
1202 Fifth Street; Thermotech will operate their business from 1302 Fifth Street South,
The smaller site will have 94,662 square feet, and the larger lot will have 283,562 square
feet. There is an existing access point for each of the lots from Fifth Street. The buildings
will have the required setbacks on the sides where the new lot line will be,
The smaller lot does not have striped parking, but on the preliminary plat the surveyor
indicated 83 parking spaces, The future use will be limited by the number of parking spaces,

Primary Issues to Consider,
. What is the zoning of the property, and how has the Comprehensive Plan
designated the subject site?
The zoning of the property is 1-2, General Industrial. The Comprehensive Plan has
designated the site as Industrial.
. Do the lots meet the minimum lot requirements?
The minimum lot size for an 1-2 lot is 12,000 square feet. Both lots have more than 12,000
square feet,
. What are the specifics of the plat?
The lot currently has two buildings on the site, The applicant will be dividing the lot into
two lots, Each building will have its own lot.
. Does the proposed plat meet the subdivision requirements?
The proposed subdivision meets the subdivision requirements,
. Will a park dedication fee be required?
A park dedication fee will be not be required,
. What was the discussion at the Zoning and Planning meeting?
Ms, Anderson reviewed the proposed plat. Tom Lundgren, representing Thermotech,
appeared before the Commission. Mr, Lundgren stated that they do have an interested party
in purchasing the smaller building, No one appeared at the public hearing,
Alternatives.
1, Approve the preliminary/final plat. By approval of the preliminary/final plat, the
applicant will be able to divide the property as proposed,
2, Deny the preliminary/final plat. By denying the preliminary/final plat, the applicant will
not be able to divide the property as proposed, If the City Council considers this
alternative, findings will have to be identified that support this alternative,
3, Continue for further information, If the City Council indicates that further information is
needed, the item should be continued,

RESOLUTION NO: 05-50
RESOLUTION MAKING FINDINGS OF FACT AND.
APPROVING A PRELIMINARYIFINAL PLAT FOR THERMOTECH
WHEREAS, an application for a preliminary/final plat SUBD05-2 has been made by Thermotech; and
WHEREAS, the procedural history of the application is as follows:
1. That an application for a preliminary/final plat was made by Thermotech, on April 29,
2005;
2, That the Hopkins Zoning and Planning Commission, pursuant to mailed and published
notice, held a public hearing on the application and reviewed such application on May 31,
2005: all persons present were given an opportunity to be heard;
3, That the written comments and analysis of City staff were considered; and
4, A legal description of the subject property is as follows:
Lots 7 to 18 inclusive, Block I; that part of the vacated alley in said Block 1 lying
between the extensions across it of the south line of said Block I and the north
line of said Lot 18; Also that part of the west half of vacated Thirteenth Avenue
lying between the extension across it of the north line of said block I and the
northwestern right-of-way line of Chicago Milwaukee, St Paul and Pacific
Railway Company; and also that part of vacated Sixth Street South lying between
the extension across it ofthe west line of said Lot 13 and the northwesterly right-
of-way line of the Chicago Milwaukee, St. Paul and Pacific Railway company, all
in LP Crevier's First Addition to West Minneapolis, Hennepin County,
Minnesota,
That part of the south 1/2 of the southwest y.. of the northwest 1/4 , Section 25,
Township 177, Range 22, lying north of the northwesterly right-of-way line of the
Chicago, Milwaukee, St, Paul and Pacific Railroad Company and east of a line
drawn north parallel to the west line or the west line of the northwest 1/4 of said
Section 25 from a point on the south line of said northwest 1/4 distance 1,039,5
feet east along aid south line from the southwest comer of said northwest 1/4,
Hennepin County, Minnesota,
Lots I to 17 inclusive, Block 36; all of the alley in Block 36 lying between the
southeasterly line of Lot 7 and the north line of Lot I, Block; that part of the
adjoining east half of 13th Avenue South, vacated, lying between the extensions
westerly across it of the north line of Lot 17 and the southeasterly line of Lot 8,
Block 36; that part of the adjoining west half of 12th Avenue South vacated ling
between the extensions easterly across it of the north line of Lot I and
southeasterly line of Lot 7, Block 36, all in "West Minneapolis" Hennepin
County, Minnesota.
And that part of the east Y, of vacated 14th Avenue dedicated in L.P, Crevier's
First Addition to West Minneapolis lying between the western extensions of the
north line of Lot 18 and the south line of Lot 13, all in Block 1, said plat:
That part of vacated 6th Street South dedicated in L.P, Creviers First Addition To
West Minneapolis that lies between the southerly extensions of the west line of
Lot 13, Block, and of the centerline of 14th Avenue South, all in said plat.
Lots 1 to 6 inclusive and Lots 19 to 24 inclusive, Block I;
The vacated ally in said Block I, between the extensions across it of the north line
of said Block 1 and the south line of Lot 19, said Block I;
L.P, Crevier's First Addition to West Minneapolis, Hennepin County, Minnesota,
That part of the east 112 of vacated 14th Avenue dedicated in L.P, Creviers First
Addition to West Minneapolis lying between the westerly extension of the north
line of Lot 24 and the south line of Lot 19 all in Block 1, said plat.
NOW, THEREFORE, BE IT RESOLVED that the application for a preliminary/final plat
SUBD05-2 is hereby approved based on the following Findings of Fact:
I, That the preliminary/final plat meets the subdivision requirements,
2, That the preliminary/final plat meets the zoning requirements,
