RESOLUTION NO: RZ11-2
RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING
APPROVAL FOR A SITE PLAN TO ADD ADDITIONAL PARKING AT 240 BLAKE ROAD
WHEREAS, an application for Site Plan Review SPR11-2 has been made by Pizza Luce;
WHEREAS, the procedural history of the application is as follows:
1. That an application for a site plan review was made by Pizza Luce;
2. That the Hopkins Zoning and Planning Commission, pursuant to mailed and
published notice, held a public hearing on the application and reviewed such
application on February 22, 2011: all persons present were given an opportunity
to be heard;
3. That the written comments and analysis of City staff were considered; and
4. A legal description of the subject property is as follows:

Parcel 1: That part of Lot 92, Auditors Subdivision No. 239, Hennepin County
Minnesota described as follows: Commencing at the Northeast corner of said Lot
92, thence South along the east line of said Lot 178.4 feet to the actual point of
beginning: thence West at right angles 150 feet; thence South on a line parallel to
the East line of said Lot a distance of 75 feet; thence East 150 feet to the East line
of said Lot 92; thence North along said feet like 75 feet to the point of beginning
Parcel 2: That part of Lot 92, Auditor's Subdivision No. 239, Hennepin County
Minnesota lying Easterly of a line drawn parallel to and 150 feet Westerly of the
East line of said Lot 92 except that part thereof described as follows:
Commencing at the Northeast corner of said Lot 92; thence South along the East
line of said Lot, 253.4 feet; thence West at right angles 150 feet; thence North on
a line parallel to the East line of said Lot to the Northerly line of said Lot 92,
thence Northeasterly along the Northerly line of said Lot 92 to the Northeast
corner thereof.
That part of Lot 92, Auditor's Subdivision No. 239, Hennepin County, Minnesota
described as follows: Commencing at the Northeast corner of said Lot 92; thence
South along the East line of said Lot 178.4 feet, thence West at right angles 150
feet; thence North on a line parallel to the East line of said lot a distance of 103.95
feet to the North line of said Lot 92; thence Northeasterly along said Northerly
'� line of said lot, 167.52 feet to the point of beginning, according to the plat thereof
except that part thereof which is designated and delineated as Parcel 13, Hennepin
�' County Right of Way Map No. 2 according to the plat thereof on file and of
record in the office of the Registrar of Deeds in and for said County.
Subject to an easement for ingress and egress over the West 24 feet of above land,
as shown in deed Doc. No. 971902
NOW, THEREFORE, BE IT RESOLVED that the application for Site Plan Review
SPR11-2 is hereby recommended for approval based on the following Findings of Fact:
1. That the applicant meets the requirements for site plan approval.
BE IT FURTHER RESOLVED that application for Site Plan Review SPR11-2 is
hereby recommended for approval based on the following conditions:
1. That the Watershed District approves the proposed development.
2. That the City Engineer approves the final drainage plan.
3. That a landscape island is added to the interior parking area.
4. That the new sidewalk along Blake Road match the pattern of the
existing sidewalk.
5. That the applicant signs a storm water maintenance agreement with the
City.
6. That curbing is added to the west side of the entire parking lot that is
� acceptable to the City Engineer.
7. That the applicant secures all the necessary permits from the City and
Hennepin County.
