Proposed Action.
Staff recommends the following motion: Move to adopt Resolution 03-91, approvmg a
conditional use permit to erect a sign at The Terraces Assisted Living Facility.
At the Zoning and Planning meeting, Ms. Hatcher moved and Ms. Halverson seconded a
motion to adopt Resolution RZ03-21, recommending approval of a conditional use permit to
erect a sign at The Terraces Assisted Living Facility. The motion was approved
unanimously.
Overview.
The applicant, The Terraces, is finishing construction on an assisted living addition to the
existing St. Therese building at 1011 Feltl Court. The addition will have 86 new units and
be four stories in height. Twenty-six ofthe units will be Alzheimer/Cognitive Disorder units.
There are currently 226 units in the existing building. The addition is located on the north
side of the site.
The ordinance allows 12 square feet for this type of building; but a conditional use permit
can be granted for a sign larger than 12 square feet. The proposed sign will be a monument
sign located on the north side of the site. The sign will have a brick base, and the sign will be
eight-inch smooth face color .block with the sign text mounted on this surface. The
monument sign will have text on one side only. The sign will be lit with indirect lighting
from the ground.

· What is the zoning of the property, and how has the Comprehensive Plan
designated the subject site?
· What section ofthe ordinance requires a conditional use permit for the sign?
· What are the specifics of the sign?
· What was the discussion at the Zoning and Planning meeting?

Alternatives.
1. Approve the conditional use permit for the sign. By approving the conditional use
permit, the applicant will be able to construct the sign as proposed.
2. Deny the conditional use permit for the proposed sign. By denying the conditional use
permit, the applicant will not be able to construct the sign as proposed. If the City
