REGISTERED LAND SURVEY - MARKETPLACE LOFTS
Proposed Action.
Staff recommends the following motion: Move to adopt Resolution 03-86, approvmg a
Registered Land Survev for the Marketplace Lofts development.
Overview.
With the redevelopment of the block on Mainstreet between Seventh and Eight Avenues, the
site was re-platted into one lot named. Marketplace Addition. The plat itself has been
surveyed as a Registered Land Survey (RLS) containing tracts A-Q.
The purpose of the RLS is to simplify the eventual division of the tract into saleable and
definable individual condo units to allow a deed for each unit. The principal purpose of this
is to avoid a metes and bounds legal description for each of the condos when each is sold and
the title is transferred to the buyer.
The park dedication fee was paid when the property was platted. This Registered Land
Survey does not affect the setbacks or minimum lot size.

Alternatives.
1. Approve the Registered Land Survey. By approving the Registered Land Survey, the
applicant will be able to sell the condos.
2. Deny the Registered Land Survey. By denying the Registered Land Survey, the applicant
will not be able to sell the condos. If the City Council considers this alternative, findings
will have to be identified that support this alternative.
3. Continue for further information. If the City Council indicates that further information is
needed, the item should be continued.

RESOLUTION APPROVING A REGISTERED LAND SURVEY
WHEREAS, a Registered Land Survey has been submitted to the City of Hopkins for
signature: and
WHEREAS, the procedural history of the application is as follows:
1. That the subject site was platted.on June 4, 2003;
2. That the Hopkins City Council reviewed the Registered Land Survey for
Marketplace Lofts on September 16, 2003;
3. That the written comments and analysis of the City staff were considered.
NOW, THEREFORE, BE IT RESOLVED that the Registered Land Survey for
Marketplace Lofts is approved.
Adopted this 16th day of September 2003.
