Authorization to award bid for the
Fire Station remodeling project
Proposed Action
Staff recommends approval of the following motion: Move to award
the Fire Station remodelinq prolect to Parkos Construction
I Company Inc.
Approval of this motion would be the final step in the remodeling
project
Overview
Bids were sought last month for the Fire station remodeling
project. Fortunately, they came in less than the estimates done
. by the Architect. Staff is recommending that the project be
awarded with all the alternates included. Staff is also
recommending a 20% contingency be included to cover change orders
and unforeseen expenses.
Among the fourteen bids submitted, Parkes was lowest.
Staff has checked the references for Parkos and is recommending
they be awarded the contract.

. Analysis of Issues
Is the project costs appropriate?
The Architects estimate of construction cost for this project
with all alternates was $170,000. The low bid came in at
$142,475. with a 20% contingency included the total project
cost would be $171,000
It is common in remodel projects such as this to run into
unforeseen expenses. staff feels the contingency is
necessary to complete this project properly.
Are funds available to pay for the non-budgeted cost?
After paying the Architect, the remaining dollars budgeted
for construction is $94,000. The additional $77,000 needed
to complete the project could come from the budget surplus
the city experienced in 1993.
e Should a wheelchair lift be included?
ADA would require a wheelchair lift to be included in this
project if non-fire people were ever allowed to go upstairs.
Although very seldom, there are times when this might happen.
To meet this requirement and allow better use of this space
staff recommends that dollars be allocated in a future budget
year, as part of the cities overall ADA compliance plan, to
install a lift. The remodel plan does provide space for this
future improvement.
