Staff reoommends the following motion: That a Conditional Use Permit be approved by Resolution No: 88-42 to allow a 10 t'oot front yard setbaok and an B foot side ~rd setbaok for the mini..st9rage 8i,~1I Approval of this motion will allow the applicant to plaoe the proposed 3ign with a 10 foot front yard setback and an 8 foot side yard setback. Overview. The applicant is presently constructing a mini-storage facility at 1144 Seventh Street South. He is now requesting approval of a Conditional Use Permit to locate a sign with a lesser setbaok than required by the zoning ordinance. The sign as proposed would have a 10 foot tront yard setback and an 8 foot side yard setback. ThtJ .. proposed sign will be located on the northeast corner ot the site. Commission. Be ~. Paul Steiner, the applicant, appeared before the stated that the lesser setback was needed tor visibility. It vaa noted that the sign would face east/west and not be visible to tbe Westbrooke Patio bomes. There was very little discussion about this item. No one appeared regarding this item. Industrial uses are to the north or the applioants site and tbe new gas stat10n to the east, \lestbrooke patio homes are to the south and the landfill is to the west. Tbe proposed sign should have no attect on any of the surrounding parcels. If the Conditional Use Permit is granted the sign will be moved furtber from tbe residential area. The sign will be located closer to the gas stat10n but this side is the rear of the station 50 the sign will not block the view from the station. e . -. - CUP88-7 Page 3 Alternatives. 1. Approve the Conditional Use Permit for a front and aldeyard setback. By granting the Conditional Use Persit the applicant will be able to erect the sign with a 10 foot front yard setback and an 8 foot 81deyar~ setback. 2. Deny the Conditional Use Permit for a lesser 8otback. By denying the Conditional US~ Permit the applicant will bave tQ set the s1gn 20 feet from eacb lot 11ne. 3. Approve the Conditional Oee Permit for another setback than proposed. It the Commission feals that there 1s a need to have the sign setback further than requested then it should be moved. 4. WHEREAS, the procedural history of the application '. is as follows: 1 . That an application tor Conditional Use Permit CUP88-1 was tiled witb the City of Hopkins on May 3, 1988. 2. That the Hopkins Planning Com.issioD reviewed such application on May 31, 1988. 3. That the Hopkins Planning Commission, pursuant ... t~ pUblished and mailed notices, held a public bearing on Hay 31, 1988; all persons present at the bearing were given an opportunity to be heard. - . That the written comments and analys1s of the City Staff and the Planning Co..ission were considered. NOW THEREFORE BE IT RESOLVED, that the Hopkins City Council makss the following Findings of Fact in reapect to CUP88-1: 1- That the proposed sign will not affect the surrounding parcels. 2.
