RESOLUTION MAKING FINDINGS OF FACT AND APPROVING A
REVISION OF WAIVER OF PLAT WVR89-3
WHEREAS, an application for a Waiver of the Platting
Requirements entitled WVR89-3, made by the City of
Hopkins to divide the Harley Hopkins property into
two parcels is approved is hereby amended as
follows:
Parcel A
That part of Lots 1 to 12, inclusive, Block 34, lying
easterly of the following described line:
Commencing at the southeast corner of Lot 13,
Block 35, said West Minneapolis Center; thence
South 87 degrees 34 minutes 17 seconds West, on an
assumed bearing along the South line of said Lot
13 and its westerly extension, a distance of
233.15 feet to the point of beginning of the line
to be hereinafter described; thence North 00
degrees 22 minutes 04 seconds West, parallel to
the East line of Lots 13 through 24, Block 35,
said West Minneapolis Center, a distance of 560.27
feet to the North line of Block 34 and said line
there terminating;
That part of Jackson Avenue vacated lying between
extensions across it of the North and South lines of
Block 34;
Lots 13 and 24 inclusive, Block 35, all in West
Minneapolis Center, according to the plat thereof on
file and of record in the office of the County
Recorder, Hennepin County, Minnesota.
Parcel B
That part of Lots 1 to 12, inclusive, Block 34, lying

The vacated alley in Block 34 lying between the North
and South lines of Block 34, all in West Minneapolis
Center, according to the plat thereof on file and of
record in the office of the County Recorder, Hennepin
County, Minnesota.
WHEREAS, the procedural history of the application is as
follows:
1. That an application for Waiver of the Plat
WVR89-3 was filed with the city of Hopkins
on September 29, 1989.
2. That the Hopkins Planning Commission reviewed
such application on October 31, 1989.
3. That the Hopkins Planning Commission,
pursuant to mailed notices, held a public
hearing on October 31, 1989: all persons
present at the hearing were given an
opportunity to be heard.
4. That the written comments and analysis of the
City Staff and the Planning Commission were
considered.
NOW THEREFORE BE IT RESOLVED, that application for Waiver of
Plat WVR89-3 is hereby approved subject to the
following Findings of Fact:
1. That the proposed lots meet the minimum
requirements for an R-1-A. district.
2. That the existing school will have the
minimum setback from the new lot line.
BE IT FURTHER RESOLVED, that application for Waiver of Plat
WVR89-3 is hereby approved subject to the
following Conditions:
1. That the Hennepin County Recorder accepts the
waiver.
