The applicant is proposing an expansion and remodeling of the existing Oak- ridge Country Club facilities. The plan as presented is significantly dif- ferent from the plan which received a concept review from the Commission in 1980. The,plans call for an addition to the ~tt~~~~fIie!~tH~i*,~~ bftltt....~.i{.. The additions wi 11 add 3900 ground floor square feet' to the structure. Adequate sideyards in accordance with the Zoning Ordinance shall be maintained. 427.26(c) of the Zoning Ordinance requires a Conditional Use Permit for the enlargement, remodeling and repair of the exterior of any existing- building, including structures accessory thereto, at a cost of at least $75,000. The plans as presented show the addition of one curb cut on Oakridge Road. The southerly most egress point is proposed to be relocated further south on the subject lot to align approximately with Wilshire Walk. The main entrance point to the club house is to be enlarged and divided to facilitate a one way circular movement into and out of the facility. Conditional Use Permit approval would require the applicant to solicit the necessary permits from Hennepin 'Countyand the City of Hopkins to modify and add curb cuts. 6. Other improvements will include pool cabana, pool deck repair and replacement, pool repair, construction of a fence directly south of the cart storage build- ing and other miscellaneous alterations. 7. If approved, the planting along County Road 18 adjacent to the access points should comply.-wi th 427.10 of the. ordinance which requires for traffic visibility no plantingsin excess of thirty (30) inches above the abutting curb line shall be' permitted within a triangular area defined as follows: beginning at the intersection of the projected curb lines of two intersecting streets thence thirty (30) f,eet along'one curb line, thence diagonally to a point thirty (30) feet fr'om the point ,of beginning o'r the other curb line, thence to the point of beginning. 8. The Ci ty Fire Marshal has reviewed the plans and found them, acceptable. If approved the final construction plans would have to be rev-iewed and'approved by him. . -..
