Reqardinq the Arcade area in the old Nelson Shoe Ruildina, I'd like to advance a
possible solution as to how the costs for maintenance, heatina, air conditioninq,
and utilities miqht be shared. It is our intention to enter into an aareement
with the City of Hopkins for a ten year period to share the expenses of this
Arcade area. These expenses would be for the maintenance, heatinq and air con-
ditioning expenses only and would not represent any actual rental charges.
There seems to be at least two ways to accomplish this equitable sharing of costs.
One is to enter into a lease, and the other is to simply agree contractually to
this allocation of expenses. Whichever approach seems the most efficient to you
will satisfy us. The major item of importance is to be sure that the City is not
to be held responsible for anything other than their share of the maintenance,
heatina, air conditionin9 and utilities, and are not to be responsible for repairs
or potential liability from public injuries and so on.
Whether by lease or contractual agreement, the aareement shall be based on a ten
year period, except as qualified by the possible rarticipation of the Hance RUlldinq.
The annual cost to the City of Hopkins would be ~1800.0n and annual adjustments to
increase or decrease this annual fiqure will be tied to the Consumers Price Index.
At such time as Hance utilizes this Arcade by developina a storefront openina onto
the Arcade, this agreement with the City of Hopkins will terminate and be of no
further effect, as we will then be abl~ to share these utility and maintenance
costs with Hance.
