The appllcant 1S propos1ng to construct a 30'x60' sand base volleyball court
1n the front yard of the slte where h1S bU1ldlng WhlCh wlll conta1n various
athlet1c/sport uses 1S be1ng constructed
2. The subJect property lS presently zoned 1-2, WhlCh 1n accordance w1th the
zoning ord1nance a 50' front yard 1S requ1red as the slte abutts a res1dent1al
dlstr1ct to the north. 427.38 spec1f1es that for 1ndustr1al d1str1cts the
front yard 1S to be landscaped except for that area where a dr1veway may cross
or a sldewalk lS constructed.
3 The bU1ld1ng lS setback approx1mately 80' from the property line. The appl1-
cant proposes to construct a volleyball court 30'-45' from the property llne.
4 The plan as presented deta1ls two llght standards to be erected on the north
slde of the court w1th the llght1ng reflect1ng 1n a southerly d1rect1on. It
appears that this des1gn would sufflc1ently protect the adJacent res1dent1al
and street traff1c from any glare.
5 A landscape plan has been presented Wh1Ch deta1ls a var1ety of plant1ngs to be
provlded In the front yard along the property llne to lmprove the overall
aesethlcappearance of the slte as well as lessenlng the v1sab1llty of proposed
court from the north. Also, the f1n1sh grade of the court is to be approx1-
mately 2' lower than the street grade WhlCh w1ll provlde some add1tional
sh1eld1ng of the slte F1nally a 6 foot cyclone fence eX1sts on the north
property llne to ald 1n reduc1ng v1sab1llty

6 The appllcant also shows on the plans a slte for the future development of
a pool d1rectly adJacent to the proposed volleyball court He lS not ask1ng
for any actlon on thlS 1tem at thlS tlme, but the Comm1SSlon should be aware
that 1n the future they may be asked to cos1der thlS ltem
