STAFF FINDINGS & COMMENTS: Norr1s - Kerrigan
1. Applicant is request1ng a variance for a veh1cle entrance to an accessory
building which is less than 20 feet from the side yard line.
2. Applicant 1S proposing to construct an accessory bU1lding at 11 East Ways1de
Road (R-I-D zoning). Applicant is proposing a 24'x24' garage to be located
25' behind (north of) existing garage and house. Proposed garage is to be
located 5 feet from western side property line, 1n accordance with ordinance
427.08(4). Entrance to proposed garage is to be approximately 7 feet from
western slde property line, an encroachment of 131.
3. Ordinance 427.23 states that variances shall be granted in cases where en-
forcement of the ord1nance would cause undue hardship because of circumstances
unique to the property. Applicant has stated that it is not practical to add
on to existing garage and if garage entrance were located 20 feet away from
side yard line, entrance would be at an angle.
