1. Applicant is proposing to construct a double-faced sign, to be 6Ixl0', and
internally lit. Proposed sign is to have the church name across the top and
a reader board occupying the remaining sign area. Proposed sign is to be
located in the north portion of the lot, south of Highway 7, 51 from the
property line. Property is located in an R-4 District. Applicant is re-
questing a variance for the front yard requirement and a variance for the
surface area of the proposed signage.
2. Ordinance 427.31 states that the front yard is required to be 30'. Appli-
cant is proposing to locate the sign in the front yard, 5' from the property
line. The sign will be facing Highway 7 and there are no single family
residential structures adjacent to this property.
3. Ordinance 427.42(3) states that any double surfaced name plate signs in an
R-4 District shall be not more than 12 square feet per surface, or have a
total sign area of not more than 50 square feet. Applicant is proposing to
construct a double-faced sign with each surface to be 6'xl0', (60 square feet)
for a total sign area of 120 square feet. Applicant has existing signage facing
Minnetonka Mills Road.
4. Ordinance 427.23(3} states that variances shall be issued in cases where en-
forcement of the ordinance would cause undue hardship to the property owner
due to circumstances unique to that property. Applicant has stated that any
sign located in accordance with the zoning ordinance and with the maximum
area allowed in the zoning ordinance would be unreadable from Highway 7.
