STAFF FINDINGS & COMMENTS:

At the June 7, 1983 City Council meeting, applicant requested a continuance on
a recommendation from Zoning & Planning to deny the application for a front and
side yard variance for proposed addition. Applicant wished to show Council revised
plans for the site detailing long-range development of the site. Counc~l granted
a continuance of one month, applicant is to present revised plans at the July 5
Council meeting. Applicant has submitted revised1plans t~Zoning & Planning as
additional information on variance application.
The revised plans show three phases for development. The first phase of development
for the site is completed...~he existing multi-use structure. The second phase
is the proposed addition. For the third phase, applicant is proposing to relocate
Weckman's building to the northeastern portion of the lot and ~emove Weck~an's
~ existing building. Parking is to be in front of all existing and proposed buildings
The phase III structure abutts a residential district (R-5) to the east and would
require a rear yard setback of 25 feet. There is approximately a 7 foot alley
directly behind .~roposed .st~ture. If .the structure were located on the site
as shown, applicant would have to apply for a substantial variance for the rear
yard. A variance for the rear yard was approved for the existing building in
1979. According to Ordinance 427.50 .1 (d), the proposed structure would need
to be located approximately 7 feetr~er from existing building. Applicant could
request a variance or the proposed building could be built as an addition to existing
bUilding.
Applicant has not given any timetable for completing the remaining phases.
