STAFF FINDINGS & COMMENTS: Kerrigan - Norris
1. Applicant wishes to buy a portion (1100 square feet) of property from
neighbor in order to realign the property lines to reflect the location
of existing building on the lot. Previous owner built the structure
with a portion of it being on the adjacent property. Applicant is
requesting a waiver of the platting requirements to facilitate the
transfer of propery.
2. Property is located in an R-1-D district. With proposed transfer of
property, both lots will still have more than the required minimun lot
size.
3. It has been past practice to grant a waiver of plat for a single
division, provided the Hennepin County Registrar finds the legal
description of the division acceptable.
