STAFF FINDINGS AND COMMENTS: Norris
1. Applicant is requesting a Conditional Use Permit to construct an addition of
office /warehouse space to existing structure at 1315 Fifth Street South. Site
is in an I -2 District.
2. Applicant is proposing an addition of 21,640 sq. ft. to the east of existing
building. 3679 sq. ft. are to be office space and the remaining 17,961 sq. ft.
are to be warehouse. The existing structure is 7920 sq. ft. with total structure
to be 29,560 sq. ft.
3. Proposed addition, with floor area for the uses outlined above, has a parking
requirement of 24 spaces; plan shows 26 spaces. If the area to be used as office
space is expanded from proposed plan, the parking requirements will increase.
Existing building has a parking requirement of 10 spaces and there are 20 spaces
provided, total parking provided on the site is 46 spaces.
4. A portion of the property is located in the Nine Mile Creek Watershed District.
Applicant has discussed proposed plans with the dirtrict; however, applicant
has not yet received approval for plans from the District.
5. The City Engineer has reviewed and approved the utility and drainage plan.
6. The Fire Marshal has reviewed
