SUBJECT: Application for rezoning by Loeffel Engstrand Company
One of the items on the December 6 City Council Agenda is an approval of a rezoning
request by Loeffel Engstrand of a site on the southeast corner of llth Avenue South
and 6th Street from R -3 Residential to B -3 Business. The original request that was
presented by the applicant to the Planning Zonning Commission on November 29 called
for only the rezoning the the three lots he owns (lots 22, 23, 24). However, it
was a staff recommendation that if these lots were rezoned to B-3, then the other
9 lots directly south (lots 13 21, which are owned by the city) should also be
rezoned. The Zoning Planning Commission concurred with the arguments presented
and are recommending such approval to the Council. However, because the hearing
notice for the rezoning was only for the applicant's three lots, a hearing must be
held on the other lots prior to any further action by the Council. Thus, if the
Council concurs with the recommendation of the Zoning and Planning Commission, the
following action would need to be taken:
1. Request attorney to draft an ordinance for the rezoning
of lots 22 24 and schedule a first reading for the
December 20 meeting.
2. Schedule a hearing to consider rezoning of lots 13 21
at the December 20 meeting.
