STAFF FINDINGS COMMENTS: Kerrigan Norris 1. The subject property is zoned I -1 Industrial. This district requires a 40' sideyard setback when abutting an R District. The applicant is requesting a variance of 37' in order to construct a car port 3' from his easterly property line. The existing building is a legal non conforming structure, located 13' from the sideyard, and thus, in reality the applicant, if approved would only be receiving a 10' sideyard variance from conditions as they presently exist. 2. The 10 x 20 car port would consist of a metal panel roof supported by steel posts and open on all sides. The applicant states that the structure would probably be dismantled and stored during winter months. The area on which the subject structure would be located is presently used to park cars, and that use would continue if the application was approved. 3. The subject parcel is located within a small area of industrial development. Most of these buildings are presently nonconforming. To the east of the subject parcel is residential development and to the north is the fenced storage area of Hammerlund. The applicant has stated he would contact his neighbors con- cerning their opinion of the request.
