1. Subject property is zoned R -1 -D. Applicant is proposing to divide existing
Lot 11, Block 7, Bellgrove into two parts, Lot 1 and Lot2. Proposed Lot 2
would contain the existing structure and the other proposed Lot 1 would be
a building site.
2. Lot 1 would contain 20,000 square feet and Lot 2 would contain 30,078 square
feet. According to Hopkins Zoning Ordinance 427.31, the minimum lot area in
an R -1 -D district is 20,000 square feet and thus both lots would be buildable.
3. Applicant has stated that a utility easement exists for the newly created lot.
4. Access to proposed lot would be along Loring Road.
5. Applicant has submitted a survey and preliminary plat dated August 12, 1982.

lying southeasterly of a line drawn from a point on the southerly line of said lot
12 distant 77.20 feet westerly from the southeast corner of said Lot 12, to a
point on the northeasterly line of said Lot 12 distant 46.97 feet northwesterly from
said southeast corner.

That part of Lot 12, Block 7, "BELLGROVE according to the recorded plat thereof lying
southeasterly of a line drawn from a point on the southerly line of said lot 12 distant
77.20 feet westerly from the southeast corner of said Lot 12, to a point on the
northeast line of said Lot 12 distant 46.97 feet northwesterly from said southeast corner
NOW THEREFORE, it is hereby resolved by the City Council of the City of
Hopkins that said premises as above described may be divided as hereinabove set forth
without further platting or other formal subdivision requirements.
Passed and adopted by the City Council of the City of Hopkins, Minnesota,
at a special meeting held the 28th day of September, 1982.
