The applicant presently has a name plate sign located in his front yard setback 9' from the property line. 427.42 of the Zoning Ordinance requires that all signs conform to the building yard regulations for the district in which they are located. The subject property is located in a B -3 district which has a front yard setback of 20'. 2. 427.42 of the Zoning Ordinance states that applications for proposed sign permits not prohibited by Section 409 and involving a lesser setback than that required by the Hopkins Zoning Ordinance may be granted only by and under a Conditional Use Permit. 3. The subject sign standard did conform to the present zoning ordinance prior to Hennepin County taking land from the subject parcel for recent road expansion. 4. Recently the City Council requested that the City Engineer survey all existing signs in the City as to how they conform to the ordinance. The resulting report has been included for review by the Zoning and Planning Commission. Z 0 +3 c>i U o} i 1 N %--1 4-1 as M sCMW Q Re: Application for Conditional Use Permit Under date of April 6, 1982, a Conditional Use Permit was granted to this Applicant to locate a second sign on an existing post on Applicant's prop- erty at Excelsior Avenue and Blake Road. The Applicant subsequently learned that the existing post is not strong enough to support the second sign, and according- ly, this Application is being made to install two poles to accommodate three new signs at the existing location. The enclosed drawings show the proposed sign. The property line is 12' from the curb and the present sign is 5' inside the property line or 17' from the curb. The Code requires that the sign be 20' from the property line or 32' from the curb. The purpose of this appli- cation is to secure permission to place the new sign in the approximate position of the existing post. The southernmost leg of the new sign will be in the same position as the existing post and the northernmost leg will be approximately 6' to the north. Accordingly, the signs to be installed will actually be 6' further from the curb than the existing sign which extends to the south of present post.
