1. Subject property is zoned R -1 -D.
2. Applicant is proposing Waiver of Platting in order to divide a single lot into
two lots. Proposed Parcel A contains 88,541 sq. ft. and proposed Parcel B
contains 48,513 sq. ft. Both parcels meet the minimum lot requirements of
Ordinance 427.31.
3. Applicant is requesting Waiver of Platting requirements in order to facilitate
construction of a house on Parcel B. Access to Parcel B would be from Loring
Road along the southern border of the division with Parcel A continuing to have
access from Webster Place. If Waiver of Platting is approved, applicant states
that a house would be constructed on eastern side of Parcel B. The applicant
has received a survey of the proposed division with both lots being adequately
described.
