STAFF FINDINGS AND COMMENTS: Kerrigan Norris
1. Tne applicant has requested a Conditional Use Permit to construct a building
on the subject site.

2. The building as proposed would have a total of 2400 sq. ft. 1600 sq. ft. of
that space would be occupied by a small engine repair firm. This use in
accordance with 427.45(24) would require 5 off street parking spaces. The
applicant has stated that the other 800 sq. ft. of the structure would probably
be occupied by a sign printing company. In accordance with 427.45(26) 7 parking
spaces would be required for this use. The plan as submitted shows six off
street parking spaces along the west side of the proposed building. He has
stated that a revised plan is to be submitted showing 8 parking spaces. Thus
in accordance with the ordinance there would be a deficit of 4 parking spaces.
3. 427.04(108) states that a variance be granted because of undue hardship due to
circumstances peculiar and unique upon such parcel.
