1. The proposed site is zoned I -1. The applicant-is requesting a 5' variance from
the maximum 35° height requirement of this district.
2. The building as proposed would be 35.5' from the first floor elevation and 40'
from ground level.
3. The zoning ordinance states that a variance shall apply to a specific parcel of
property because of undue hardship due to circumstances peculiar and unique upon
such parcel. The applicant has stated that the reason for the variance request
is because of certain design constraints required and because of the floor ele-
vation required to facilitate the proposed rail spur.

TO the Managers:

Super Valu Stores, Inc. whose offices are located at 11840 Valley View Road,
Eden Prairie, Minnesota 55344 are requesting approval from the Managers
for the following:
1. An encroachment of the flood plain of up to 20% as indicated on the
existing topographical survey to the proposed topographical site plan
along with storm sewer and sedimentation control.
2) To permit the construction of structures for storage of equipment
wholly in the flood plain meeting the following requirements:
a) the structures shall be designed for the storage of tractor
trucks and will not be used for human habitation;
b) the structures shall be constructed of reinforced concrete
perimeter walls to above the flood plain to eliminate
flood damage potential.
c) The structures shall be constructed and placed on the
building site to be near the end of the reach of the
water flow to offer minimal obstruction to the flow
of water.
1. The structures shall be constructed with the longitudinal
axis parallel to the railroad tracks which is also
parallel to the cd i rection of the flood flow.
2. The structures shall be placed, if practical, in
approximately the same flood flaw lines as those
of adjoining structures.
d) The structures shall be firmly anchored by grade beam footings,
piles or caissons to prevent flotation.
e) Service facilities to the structures,'such as electrical and
heating equipment, shall be installed above the regulatory
flood protection elevation.
f) The finished fill elevation shall be no more than one (1) foot
below the regulatory flood protection elevation for the
particular area.

g) The structures will be constructed with a reinforced
concrete slab on grade without a lower level.
h) The storage will be for tractor trucks only.
