1. The subject property is zoned R-4. This property was purchased by the City
of Hopkins in August, 1979. It was subsequently cleared to make it available
for the construction of 235 single family housing.
2. The subject parcel is 34 x 132 and contains approximately 4400 square feet.
On June 24, 1980, the Planning and Zoning Commission approved a side yard and
lot area variance to facilitate construction on this parcel.
3. On April 21, 1981, the City Council approved the sale of the subject parcel
to Joseph Miller Construction Company. In order to facilitate development of
the site, a professional survey was obtained. This survey revealed that
approximately 4.5' of the building on the southerly parcel is located on the
subject parcel. Thus the parcel subject to the infringment must be removed
from the subject parcel and deeded as a separate parcel prior to the start
of construction.
