The subject property is presently zoned B -2. The applicant is proposing to construct a 9'x 34' addition on to the rear portion of the existing structure. 2. 427.35 of the zoning ordinance requires that the rear yard setback in a B -2 district is 10 feet. The applicant is requesting a variance to reduce this setback to 1'. The rear building line of the Crestline Building directly north of the proposed structure is presently located approximately 8' to 10' beyond the present back wall of the K.C. structure. 3. The proposed structure will be used for storage. The new addition is proposed to be constructed to match the exterior treatment of the The proposed trash area at the rear of the structure should be view on all sides. 4. As part of any action on this item, the applicant should be required to initiate proceedings to vacate the alley located directly west of to the existinorthructure. This alley has already been vacated for the properties and south.
