STAFF FINDINGS COMMENTS: Rafferty Kerrigan
1. The applicant is requesting a Conditional Use Permit to construct an office/
showroom warehouse building in an area zoned B -3. The present zoning permits
the proposed uses. It should be noted that the B -3 permits warehousing up to
16,000 square feet maximum. The applicants structure meets all the yard and
area requirements except for the easterly side yard which encroaches by five
feet at one point. The applicant will be requesting a side yard variance and
also the vacation of Van Buren Avenue.
2. The proposed structure will be 80' x 178' 14,240 square feet of which 9558
square feet is warehouse, 1598 square feet of office and 3084 square feet
square feet of lawn and pool showroom. The site is presently occupied by an
older duplex which is proposed to be removed.
3. The structure as proposed has a 21 space parking requirement. The applicant
is proposing 25 spaces of which 7 will be (8'x16') compact spaces. The plan
as proposed indicates Van Buren Avenue to be vacated and retuned to the ad-
jacent property owners. In this case the applicant is proposing additional
parking for his portion of the property.
4. The applicant has provided a landscape plan which indicates juniper plantings
in the front yard setback as well as two existing pines. The applicant will
sod the front yard as well as any areas not paved in the rear or side yards.
The plan indicates a 4 foot concrete pathway accessing the main entrances on
the west side yard. The plan also indicates that the trash container will be
enclosed by a redwood screening fence on the northwest corner of the structure.
The applicant has further agreed to provide a concrete walkway along the public
right -of -way adjacent to the front yard lot line to Hopkins Engineering specs.
5. The Fire Marshal has approved the plan, however, has indicated the building
will have to be sprinkled.
6. The Engineering Department has apprvoed the drainage plan as proposed.
