may 18, 1982May 18, 1982 Case No: 82 -15 Applicant: Glenn Thompson Location: 10 17th Avenue South Request: Conditional Use Permit to construct a sign within the front -yard setback STAFF FINDINGS COMMENTS: 1. 427.42(3) of the Zoning Ordinance requires that signs conform to the yard regulations for the district in which they are located. The applicant is located in a B -3 District which requires a front yard setback of 15 feet when a property abuts an R- District as is the case with the subject property. 2. The applicant is requesting a 14 foot variance to erect a 30 foot high double face illuminated sign in his front yard. 427.42 states that applications for proposed sign permits not prohibited within the zoning ordinance and involving a lesser setback than that allowed in the zoning ordinance may be granted only by and under a Conditional Use Permit. 3. The applicant has stated that if the sign was located in accordance with the zoning ordinance it would be hanging over the roof of his building. w 3 w
