RESOLUTION NO: RZ93 -26
RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING
APPROVAL OF A WAIVER OF PLAT AT 234 18TH AVENUE NORTH
WHEREAS, an application for a waiver of plat, WVR93 -1, made by
Phil Hines to allow him to construct a single family home on the
northerly lot and a twin home on the two southerly lots.
WHEREAS, the procedural history of the application is as follows:
1. That an application for a waiver of plat WVR93 -1 was filed
with the City of Hopkins on November 15, 1993.
2. That the Hopkins Planning Commission, pursuant to mailed
notices, held a meeting on the application and reviewed such
application on November 30, 1993: all persons present were
given an opportunity to be heard.
3. That the written comments and analysis of the City staff and
the Planning Commission were considered.
III NOW THEREFORE, BE IT RESOLVED that the application for waiver of
plat WVR93 -1 is hereby recommended for approval based on the following
Findings of Fact:
1. That the proposed lots meet the requirements of the
R -1 -A zoning district.
BE IT FURTHER RESOLVED, that application for WVR93 -1 is
hereby recommended for approval based on the following
conditions:
1. That Parcel A B are combined as one tax parcel until the
applicant applies for a building permit for those parcels.
2. That the existing home is razed before the certificate
of occupancy is granted for the single family home.
3. Applicant obtain any required permits to extend water
and sewer into the lots.
