SUBJECT: Exterior of the proposed Knox Warehouse
The enclosed site plan is the new plan submitted by Knox
Lumber Company. The plan remains essentially the same as
the plan submitted last month. The building has been made
smaller. The dimensions are now 120 x 220 for a total size
of 26,400 sq. ft.. The height has been lowered to 24 feet.
It appears everything else is the same.
The abutting property owner (R.L.Johnson) has recommended a
screened fence and landscaping on the north and west side.
The site plan shows landscaping on the north side. The
staff would concur with the recommendations of R.L.Johnson
and recommend that the southerly lot line be landscaped and
screened. We are concerned with the visual looks of the
property from the south. The staff is recommending that the
applicant be required to put landscaping and a screened
fence on the west and south lot lines.
ALTERNATIVES:
1. Approve the Conditional Use Permit
2. Deny the Conditional Use Permit
3. Continue for further information
RECOMMENDATION: I recommend Alternative #1. The following
are suggested Findings of Fact and Conditions should the
Commission recommend approval:
1. That a warehouse is a permitted use in an 1 -2
District
2. That the proposed warehouse meets the requirements
for an I -2 District.
3. That the proposed warehouse meets the requirements
for a Conditional Use Permit.
Conditions:
1. That landscaping and screening are provided on the
west and south lot lines.
