SUBD86 -2 Nancy S. erson, Analyst Comm i ty Development PLAT APPROVAL - 1 LORING ROAD CITY OF HOPKINS April 15, 1986 PURPOSE: To review and recommend action on a preliminary plat application to divide the lot at One Loring Road. BACKGROUND: Nature of Request: To divide a single lot of 66,752 square feet into two lots of 39,884 square feet and 26,879 square feet. Name of Applicant: Marvel Eggum Address of Property: One Loring Road Present Zoning: R -1 -D Reason for Request: Higher tax base and better land use. The subject property is zoned R -1 -D which requires 20,000 square feet of lot area. The easterly most lot of the subdivision would contain 36,315 square feet and the westerly lot 30,447 square feet. The pro - posed lot would have a frontage of 220 feet on Minnetonka Boulevard. The applicant is proposing to have access to the proposed lot on Minne- tonka Boulevard'. The proposed lot will have a utility easement from Loring Road. The City Engineer has noted that there will be a sewer and water connection charge. ANALYSIS: The applicant has requested a subdivision in order to construct a single family residence on the divided lot. Both lots will comply with the minimum lot requirements. A single family dwelling is the only permitted use with the exception of a park in an R -1 -D district. RECOMMENDATION: I recommend approval of the subdivision based on the fact that the sub- division will make two conforming lots. r gj PTION TRACT A : ri
