Use Permit-ReuterPlanning Commission Report CONDITIONAL USE PERMIT - REUTER PURPOSE: The purpose of this report is to review and recommend action on a Conditional Use Permit to construct an office and warehouse addition. BACKGROUND: Name of Applicant: Reuter Inc. Address of Property: 410 11th Avenue South Present Zoning: I -2 Reason for Request: To construct a warehouse and office addition to the existing building Nature of Request: Ordinance requires a Conditional Use Permit for construction $75,000. The proposed site plan shows 280 parking spaces, the site is required to have 270 spaces. The Watershed District has been contacted, however, before they give any approval the applicant must have City approval. N o. CUP86 -6 • CUP86 -6 Page 2 The exterior of the warehouse will be concrete block and the exterior of the office addition will match the existing office. The applicant is required to have 51 trees on site, the site plan shows 27 new plantings. The site with the retention of the existing trees will have more than the minimum requirements. The site will have four entrance /exits on 11th Avenue and one on 5th Street South. The Fire Marshal has reviewed the plans and sees no problem with the development at this time, however, specifics will be detailed at the building permit stage. The Director of Engineering has reviewed the plans as of the date of this report and found no problems with the drainage. ANALYSIS: The proposed additions meet the minimum requirements for the I -2 District and a Conditional Use Permit. These additions will provide an existing Hopkins business the needed space to expand. RECOMMENDATION: I recommend approval of the Conditional Use Permit. The following are suggested Findings of Fact should the Commission recommend approval: 1. That the proposed additions meet the minimum for and I -2 District. 2.
