Use Permit-57 Renaissance Crt.• PLANNING COMMISSION REPORT NO: CUP86 -11 Planning Commission Report - CONDITIONAL USE PERMIT - 57 RENAISSANCE COURT No. October 16, 1986 PURPOSE: The purpose of this report is to review and recommend action on a Conditional Use Permit to allow day care. BACKGROUND: Name of Applicant: Elizabeth Harrison Address of Property: 57 Renaissance Court Present Zoning: R -3 Nature of Request: Ordinance requires a Conditional Use Permit for 6 -11 children in a day care. Reason for Request: To allow day care of 6 -11 children The applicant currently has day care in her home, however she is unlicensed and needs a Conditional Use Permit before obtaining a license. 427.33(2)(k) states within 'R -2', 'R -3', 'R -4', 'R -5', and 'R -6' Districts, day care for more than five and less than eleven children is allowed provided such premises are licensed therefore by the State of Minnesota. The applicant lives within a townhouse development which does not allow a great amount of room for the children to play, however, there is a common play area for the children of the development adjacent to the applicants home. The applicant has contacted the manager of the townhouses and received written approval which is enclosed. ANALYSIS: With a Conditional Use Permit the applicant is in the proper zoning district to allow up to 11 • • CUP86 -11 Page 2 children in day care at her home and the applicant is in the process of obtaining a license. The children may use the adjacent common play area. RECOMMENDATION: I recommend approval of the Conditional Use Permit.
