PURPOSE: The purpose of this report is to review and
recommend action on an application for a Concept Review to
rezone and construction of a neighborhood shopping center.

Reason for Request: To allow development
of a neighborhood shopping center.
The applicant is proposing to rezone from R -4 to B -3 the
current site of the Pines Mobil Home Community to facilitate
the construction of a neighborhood shopping center. The
proposed shopping center will consist of a 38,800 square
foot supermarket, 25,400 square foot retail area, 11,600
square foot drug store.

No landscape plan has been detailed, however, the applicant
will have to comply with the landscape ordinance.
The building height is not shown, however, 45 feet is the
maximum height in a B -3 District.
The staff will be studying the corner of Shady Oak Road and
Mainstreet to determine if the traffic pattern at the corner
should be changed.
